The Lehigh Valley Association of Realtor’s December 2010 Market Update reported 357 sales in the month down about 2.5% over December 2009 and down about 1% from last month. The average sales price was recorded at $203,000 which was down about 1.5% compared to December 2009. Houses sold at about 95% of list price in December which was a small decrease over the same month in 2009. On average, properties sold in 82 days, a decrease over the same month last year when houses averaged 84 days on market. Median sales price for December 2010 was recorded at $181,000 and is a decrease compared to December 2009 with a median price of $184,000. Just in from our friends at Lehigh Valley Living – the latest Market Update review for November, 2010.
The Lehigh Valley Association of Realtor’s November 2010 Market Update reported 361 sales in the month down about 40% over November 2009. One major factor in this variance was the first homebuyer’s tax credit in 2009. The average sales price was recorded at $200,000 which was up 5% compared to November 2009. Houses sold at about 95% of list price in November which was a small decrease over the same month in 2009. On average, properties sold in 89 days, an increase over the same month last year when houses averaged 78 days on market. The majority of properties sold fell in the $100,001 to $250,000 range – 209 units out of the total 361. Sixty-three properties sold under $100,000. Median sales prices over Lehigh and Northampton counties still vary with a median of $235,000 in East Penn, $170,000 in Northampton Area School District and $245,000 in Southern Lehigh. On average, properties sold in 81 days, an increase over the same month last year when houses averaged 78 days on market. The majority of properties sold fell in the $100,001 to $250,000 range – 195 units out of the total 358. Sixty properties sold under $100,000. Median sales prices over Lehigh and Northampton counties still vary with a median of $340,000 in Salisbury, $103,000 in Bangor Area School District and $125,000 in Northern Lehigh. The Lehigh Valley Association of Realtor’s August 2010 Market Update reported 410 sales in the month down about 24% over August 2009. The average sales price was recorded at $210,000 which remained the same from August 2009. Houses sold at about 96% of list price in August which was a slight decrease over the same month in 2009. On average, properties sold in 76 days, a slight increase over the same month last year when houses averaged 74 days on market. The majority of properties sold fell in the $100,001 to $250,000 range – 223 units out of the total 410. Sixty-four properties sold under $100,000. Median sales prices over Lehigh and Northampton counties still vary with a median of $275,000 in Parkland School District, $226,000 in East Penn School District and $197,000 in Bethlehem Area.
